We cover all of Hamilton, from the pre-war villas on the hill streets to the Northshore apartment towers, so the fixtures range from century-old tapware to modern mixers.

Faults a Repair Fixes and Faults It Cannot

Most drips, running cisterns and slow fills trace back to one worn part, so a repair sets them right; a crack in the tap body, the cistern or the pan is where replacing begins.

  1. Washer taps

A dripping washer tap usually wants a new washer, or its seat dressed smooth if the brass has gone rough. A dripping mixer most often needs its ceramic-disc cartridge swapped.

  2. Cisterns

A leaking cistern is usually cured by renewing the inlet valve and the seal at its base. Both are small parts inside a sound porcelain body.

  3. When repairs stop working

Cracks and heavy corrosion change the maths, because no washer fixes a split pan. A fixture needing its third repair in as many years can also cost less to replace than to keep patching.

The work runs from the hill villas down to the bathrooms behind the Kingsford Smith Drive hotels and motels, and the same rule holds in every one of them.

The Water Bill Cost of a Slow Leak

No, the relief Urban Utilities offers for concealed leaks does not reach the water a dripping tap or a running cistern wastes; the owner wears that cost. That adjustment is reserved for hidden bursts in buried or wall-concealed pipework.

Everything your meter records goes on the bill, and a slow drip can waste thousands of litres over months. At the last census most homes here were rented, so the loss usually lands on an owner's account rather than a tenant's usage.

The fix is the same either way: get the fitting repaired, then watch the next meter read.

Where Home Owner Repairs Stop in Queensland

Only the QBCC's unregulated list is open to you. In a tap that means the washer or jumper valve; in a cistern, the drop-valve washer, the float-valve washer and the suction-cup rubber.

Anyone with the right knowledge and skill may do that work without a licence, though it still has to satisfy the plumbing codes. The rest is regulated work, and the categories are strict:

  1. Swapping a whole tap

is licensed work. The QBCC uses tap replacement as its own worked example of a job an owner cannot do.

  2. Fixing or exchanging a fitting

is minor work for a licensee, without a permit or a Form 4.

  3. Installing a toilet where none existed, or moving one

, is notifiable work. A Form 4 goes to the QBCC within 10 business days of completion.

In the unit towers, building rules can add an approval step on top of the QBCC's categories, which is worth checking before a bathroom job starts.

What WELS Stars and Flow Limits Mean

Water Efficiency Labelling and Standards (WELS) is the scheme that rates taps and toilets by stars and water use. Every product sold or installed in Australia carries its label and registration.

The stars matter most in rentals. Before a Queensland owner can charge a tenant for all water, the indoor cold taps and mixers cannot run past 9 litres a minute. A dual-flush toilet stays under 6.5 litres on the full flush, under 3.5 on the half flush, averaging no more than 4 litres.

  1. Which taps count

The cap covers cold taps over basins, sinks and troughs, mixers included. Bath taps, outdoor taps and those feeding washing machines and dishwashers sit outside it.

  2. New builds

A new house, townhouse or unit needs a 4-star dual-flush toilet and 3-star taps and showerheads, though those minimums skip renovations. The Northshore towers went up under those rules; a villa near the Hamilton Library corner predates them by generations.

  3. Certification

Every tap, loo and cistern also needs WaterMark certification, and that certification is what makes one legal for us to install.

Tap and Toilet Work We Cover

Hamilton Same Day Plumbing splits this work across four dedicated pages, each carrying the detail its jobs need:

  • Dripping and stiff taps: washers, cartridges and spindles are covered on our tap repairs page.
  • Running and leaking loos: cistern valves and outlet seals sit with toilet repairs.
  • Swapping a whole suite: the fitting and compliance side is on toilet installation.
  • A loo that refills non-stop: the causes are unpacked in running toilet causes.

Blocked toilets and drain clearing have their own page under blocked drains, and hot water faults sit with hot water plumbing.

Tap and Toilet Questions From Hamilton Homes

Call (07) 3523 6484

Is a dripping tap or running toilet an emergency?

No, both can usually wait for a booked visit, though each wastes water until it is fixed. Water you cannot shut off is the exception: close the isolation valve or the main at the meter, then see our emergency plumber page.

Do I need a licensed plumber to replace a tap in Hamilton?

Yes, tap replacement is licensed work in Queensland. Installing a new toilet is notifiable work as well, so a Form 4 is filed with the QBCC within 10 business days of the job finishing.

Does Urban Utilities cover the cost of a leaking tap or toilet?

No, the utility's concealed leak adjustment leaves out leaking taps and running cisterns, and the owner carries the loss. The repair price depends on the fault, the parts it needs and the time on site, and it is set by a fixed quote before any work starts.

Who arranges tap and toilet repairs in a rental?

The owner or property manager is responsible for keeping a rental in good repair, and the tenant should report faults as soon as they appear. A loo that is blocked or broken counts as an emergency repair.

Who owns the pipe to my tap, me or the water utility?

Urban Utilities looks after the public mains and the water meter. The pipes on your side of the meter, all the way through to the fixtures, are the property owner's to maintain.

Is there a surcharge for a weekend toilet repair?

No, there is no extra charge for nights, weekends or public holidays.
