Owners often inherit faults from three or four eras of repairs. We work through homes like these every week, sorting what can be fixed from what needs replacing, with Hamilton know-how.

The Plumbing and Drainage Act also puts a duty on owners: do everything reasonable to keep the pipes and drains at your premises in good condition and working properly. Knowing what you have is where that starts.

Signs of Trouble in Old Pipework You Can See

In a house on stumps, the water, waste and gas pipework usually crosses the open space under the floor, where you can see it from below. A slab house is the opposite: most of its pipes sit within or beneath the slab and inside the walls, so reaching them means opening something up.

Under a stumped floor, check for:

  • soil under a pipe that stays wet or soft
  • drips at joints, or rust marks along the pipe and its fittings
  • timber that stays damp or shows staining, and a musty odour
  • flow gone weak at more than one tap at once

A single damp patch can be condensation. Damp plus rust plus a smell together usually means a leak, and our leak detection page covers how we pin one down without pulling the house apart.

Galvanised Pipes and the Signs They Are Failing

Galvanised pipe is steel carrying a zinc coat, and once that coat wears through, the steel rusts from the inside out. The tell-tale signs are rusty or brown water, weak flow across several taps, and leaks returning on the same stretch of line again and again.

One date worth knowing: solder containing lead, used on copper lines and brass fittings, was common across Australia up until 1989. So the age of the water service in an older home is worth a thought before any repair or renovation.

Repairing a broken pipe is minor work, done by a licensee with no paperwork. Replacing the supply piping from the meter to the house is notifiable work, and we lodge a Form 4 with the QBCC for that. The full replacement job, including staging and materials, belongs on our repiping page.

Before You Open Up the Walls of an Old House

Nearly all plumbing in a reno of an older house counts as notifiable work. A licensed plumber handles it without a local government permit or mandatory inspections, then registers it with the QBCC once it's finished. The Regulation counts a building as existing when it already has both a water supply and drainage.

Some situations shift the job into permit territory or add requirements:

  1. A shared combined drain or a dual reticulated supply

adding an appliance or fixture turns into permit work, and the council application goes in before we start.

  2. A new or replacement water heater

it needs a temperature control device fitted, capping the water at the taps at 50°C. Swapping that device is notifiable work too, while a washer or shower head change triggers nothing.

  3. Asbestos

most houses built before 1990 contain some asbestos, so renovating one needs extra precautions and can add to the job.

  4. Old permits

a permit stays with the property it relates to, binding the owner, later owners and any occupier. One from earlier work still applies to you.

You can also research the history before work starts. Search your street address in the QBCC's online register, and ask for a copy of a Form 4 for past work at the property.

Old Gas Fittings and Who May Touch Them

Only a licensed gasfitter may install, remove, alter, repair, service, test or certify a gas system and its connections. Old fittings are no place for guesswork, and Queensland reserves the work to licensed people.

The state's gas safety advice asks owners to look over their gas set-up often for corrosion, wear and damage, and to keep anything flammable away from appliances. A gas worker who finds a safety concern gives you a defect notice, unless the fault is fixed on the spot.

If you smell gas: turn the appliance off, let fresh air through, and leave every electrical switch alone. If the smell lingers, shut off the gas at your meter or bottle and call (07) 3523 6484. Call 000 if it still persists.

The paperwork side of gas work is on our gas compliance certificates page.

The Hills and Their Old Pipes

The villas and estates on Toorak Hill and the streets around it were plumbed in galvanised iron, and the hill homes connect to a water network far older than the Northshore flats. Renovated heritage houses often hide the original runs behind new wall linings.

That changes the job. A renovation that opens a wall can expose a galvanised run nobody has seen for decades, and the fixed quote reflects the material and the condition we find once the lining comes off. We check both before any work starts.

Older Home Plumbing Questions From Hamilton

Call (07) 3523 6484

What's different about plumbing in an older Hamilton home?

Age and alteration. The villas on Toorak Hill and the other hill streets were piped in galvanised iron, drains went in as short earthenware lengths, and decades of repairs have layered new materials over old. We confirm what each run is made of and what shape it is in on site.

Where do the pipes run in a house on stumps?

Under the floor. In a stumped home the supplies, wastes and gas lines run through the open space between the stumps, where you can inspect them from below. A slab home tucks most of its pipework in the slab or the wall cavities instead.

Does my Hamilton home have galvanised water pipes?

Yes, if it is one of the older villas on the hill streets. Those homes were plumbed in galvanised iron, and renovated places often hide the old runs behind new wall linings. We confirm the pipe material on site before quoting any repair or replacement.

Do I need a plumbing permit to renovate in Hamilton?

No, not in most cases. Plumbing in a reno of an existing building is notifiable work, so a licensed plumber handles it and lodges a Form 4 with the QBCC. A permit applies when the building sits on a shared combined drain or runs a dual reticulated supply.

Can I check what plumbing work was done on my house before?

Yes, and it's free to try. Search your street address in the QBCC's online register of notifiable work, and you can ask the QBCC for a copy of a Form 4 for work at the property. Any permit from earlier work stays with the property and binds later owners.
